Photo-Eye Sensor Alignment or Replacement
The door will only go down while a finger stays on the wall button; let go and it stops or reverses. From the remote it opens fine but never closes, so someone has to stand in the garage every time.

Never bypass, tape over or relocate the sensors to make a door close; a door that reverses is reporting something worth fixing.
In plain words
By the end of the visit you have a door that closes from every control and reverses the instant the beam is broken, a sensor pair mounted level at the right height with steady indicator lights, wiring that is secured and out of harm's way, and a written note of what was found and what was changed. The technician walks you through the two tests you can repeat monthly, points out which light is which, and leaves the opener's diagnostic chart where you can find it. It is a small job that puts a large piece of your door's protection back in service.
How the visit goesThere are no sensors at the floor at all, or a previous owner has wired the pair together up beside the motor so the beam never crosses the doorway. A home inspector has just pointed it out.

How the visit goes

- 1
Following the wire home
When the lights or the code point to the circuit, the low-voltage wire is followed from each sensor to the head unit. The technician looks for staples driven through the insulation, wire pinched behind a track bracket, sections chewed by mice, cuts where shelving or drywall screws went in, splices that have corroded, and terminals at the head unit that are loose or connected the wrong way round. A meter confirms continuity and polarity rather than guessing. Where the wire disappears into a finished ceiling, the readings at each end tell whether the hidden section is sound or whether a fresh run is the tidier answer.
- 2
Dealing with the sun
A receiver that looks into the low sun is fixed by geometry. The simplest cure is to swap the two sensors side to side so the receiver looks away from the doorway light and the sending eye, which is not affected, takes the sunny position. Where the layout rules that out, a small hood or shade is fitted over the receiving lens, deep enough to shield it without narrowing the beam path. The wiring is extended or re-routed as needed and both lights are checked at the time of day the fault used to appear, or with a strong light aimed at the lens to stand in for the sun.
- 3
A record of the work
You have a short written note of what was done: the opener make and model, what the diagnostic code and the sensor lights showed on arrival, whether the fault was alignment, wiring, sun or a worn sensor, what was replaced and where the new parts sit. It records the height the sensors were set at and that both tests were passed with you watching. That note is useful for a home inspection, for the next technician, and for you, because it shows what normal looks like on this door so a future change is easy to describe over the phone.

What affects the quote
- 1
Winter conditions on the day
Snow and ice packed against the brackets, a frozen bottom seal or a frozen floor where anchors must go all add a little clearing and care before the sensor work itself can start.
- 2
Sun and reflection remedies
Swapping the sensors side to side is a small addition when the wiring reaches. Fitting a shade, or extending the wire so the receiver can move, is a little more and is listed on its own.
- 3
Bracket condition
A bracket that can be straightened costs little time. One that is cracked, rusted through or missing is replaced, and a change from track clips to wall or floor brackets adds anchors and mounting work.

Photo-Eye Sensor Alignment or Replacement: questions
Could the door's force setting be the real reason it reverses?
Sometimes. The opener also backs up when it meets more resistance than its force setting allows: an iced seal, a limit that drives the door into the slab, rollers stiff with cold. From the driveway that looks identical to a beam problem. Timing is a clue, not proof, since a flickering beam can reverse the door partway and severe binding can trigger a force reversal right at the start; the sensor lights and diagnostic pattern settle which it is. The technician checks both so the right thing is fixed.
The door closes if I hold the wall button. Is that a fix?
It is a built-in stopgap, not a repair. When the sensor circuit is not satisfied, many openers allow a close from the wall control only while the button is held, on the idea that a person standing there can see the doorway. Newer units drop that behaviour altogether and simply hold the door open. Either way the door is telling you the beam has failed, and a sensor visit puts remote closing back.
Can the sensors be mounted on the wall instead of the track?
Track-mounted clips are the preferred, manufacturer-recommended arrangement. A wall-mounted angle bracket is the next choice where the track sits far back from the opening or the clip keeps getting bumped; mounting to the concrete floor is kept as a last resort, used only when the sensor's own instructions allow it. The same rules apply: both sensors at a matched height no higher than about 15 cm, level, facing each other, with the wire secured. Wall mounting sometimes gives a cleaner beam line on older doors with unusual track layouts.

What the census means at the door
38%
Homes of every age. About 38% of homes in King were built in 1980 or earlier, according to the 2021 Census.
In a mixed neighbourhood, some garages are detached with plenty of side room and others are tucked under a bedroom with little headroom, so opener and spring choices vary from house to house. Measuring at the door, rather than assuming, is how the right hardware is chosen.
87%
Mostly houses. Single-detached houses make up about 87% of homes in King (2021 Census).
In a neighbourhood of houses, each garage door is chosen by the household, so styles vary from one driveway to the next. When it is time for a new door, homeowners pick panel design, windows, colour and insulation freely, and we bring samples to compare against the siding.
